The next step in the building process is determining the level of service you need from your builder. This typically falls into one of the four options below:
OPTION 1 – WE DESIGN + BUILD
This is 100% “designed and built-for-you” full service – This means you come to us with an idea or rough floor plan, and we’ll take your build from start to finish. We’ll manage all aspects of your project and coordinate with all the entities necessary to get your project off the ground, built, and completed on time and on budget. Full service includes design, coordinating with your architect or one from our Local Resources, managing the project schedule, specifications, and permitting. With preliminary plans in hand, we can provide rough pricing. Then once a final plan is submitted, a bid is provided to you. Throughout the duration of each project, the builder, Greg Putman, is hands-on with the crew on-site, which is rare in the industry and ensures our commitment to quality and care.
OPTION 2 – OWNER + BUILDER + ARCHITECT
This is a hybrid “built-with-you” service – This means you come to us with initial architectural plans and let us fill in the details adapting for Hawaii codes and style, which will keep costs down. A local designer will generate a set of computerized plans that are easy to make changes to. A structural engineer and licensed architect sign off on the final plans and the architect is also required to make inspections of foundation and framing.
OPTION 3 – YOU DESIGN AND WE BUILD
This is a “we build your plans” service – This means you as the owner already have completed designs and architectural plans and you hire us to create a proposal solely for implementing and building those plans.
OPTION 4 – PREFAB HOUSE PLAN PACKAGE
This is a “you build and we handle all the permits and bids” service – Select and build the home that is right for you by purchasing a home package from a local lumberyard. Choose from a selection of house plans that can be upgraded and modified in-house. We will price out the labor and miscellaneous items in a bid or work together with you in our owner-builder program.
